Midcentury Modern

The modest size and simple ranch first floor living was large enough but the square footage was not where it needed to be.
A modest 12’x 12 addition and major reshaping of the floor plan gave them a home where lines between indoors and outdoors are blurred and where they can have the principal suite they wished for as well as space for the grandkids .. an ample amount of outdoor space was created in lieu of larger spaces, it has all they need.

We snuck a bedroom into the attic roofline so another bedroom could be converted to a  walk in closet bath and small laundry for the principal bedroom which spills out to a new ipe deck, in ground pool by Beauty Pools and beyond to a new pavillion set in the landscape.
Warm wood tones of sapele returned in cabinetry by Davids woodworking and original brick and stone was unearthed to restore the best attributes of the original architecture. The new construction features the same Briahill stone as specified in 1950, a simple brise de soleil supported on piers at the front door quietly announces the entry.
All the remuddling of the 70’s identity was lost… platforms and paint.  The placement of the new simple kitchen in a former dining room allowed an open floor plan that connects the spaces by proximity and site lines  A hard working small pantry , mudroom and 1/2 bath are sensitively sited off the back door.

Copper tiles, ribbed glass and cane on the island cabs as well as c and c cut ” breeze block” like screens make reference to the iconic cement blocks of the 50’s but without the kitschiness.
Lydon landscape & design was involved in the unified approach to indoors and outdoors from gates, piers and landscape components
